Choosing Exterior Colours That Hold Up to Okanagan Sun

Early June is when colour decisions get real. The siding order is coming up, the crew is scheduled, and you are standing in the driveway with a handful of sample chips trying to picture the whole house. It is the one decision on the project that you will look at every single day for the next twenty years, and it is also the one most often made in the wrong light.
UV Exposure Is the Deciding Factor in This Valley
The Okanagan gets long, hot, dry summers and a lot of clear sky. That is pleasant for the people living here and hard on anything hanging on the outside of a building. Ultraviolet light is the part of sunlight that breaks down finishes, and it does not care whether your house is in Kelowna, Vernon, or Salmon Arm. It works on every south and west facing wall, every day, for months at a stretch.
Fade is not a single event. It is a slow chemical breakdown of the pigment and the binder that holds the pigment in place. UV energy attacks the resin at the surface, the surface chalks and loses its sheen, and the exposed pigment begins to lose saturation. Once the binder has degraded, weather and airborne dust accelerate the process because the surface no longer sheds them cleanly.
Two things follow from this. First, some pigments are simply more stable under UV than others, which is why colour retention depends as much on the chemistry of the coating as on the shade you picked. Second, fade does not happen evenly across a house. The north elevation can still look close to new while the west wall has visibly shifted, and it is that difference between elevations that people notice first.
Factory Finish and Site Painting Are Not the Same Product
A colour applied in a plant and a colour applied on your driveway are two different things, even if the chip looks identical. Site painting happens in whatever conditions the week hands you: heat, wind, smoke, dust, humidity, and a surface temperature that changes through the day. Film thickness varies by operator and by elevation. Curing depends on the weather, not on a controlled schedule.
James Hardie ColorPlus Technology is a multi-coat finish applied in the factory and baked onto the board before it ever reaches the site. Each coat is applied to a consistent thickness and cured with heat rather than air dried, which produces a harder, more uniform film that is bonded to the substrate. The colours themselves are formulated for UV resistance, which is the part that matters most here, and the result is better colour retention over time than a field applied coating on the same board.
The edges matter too. Factory finished product arrives with the cut edges and the field already coated, and the crew touches up only what they cut. That is a much smaller amount of field applied material than painting an entire elevation on site.
What the Warranty Coverage Tells You
James Hardie carries a 30-year non-prorated warranty on the fibre cement substrate and a 15-year warranty on the ColorPlus finish, with HardieTrim also covered for 15 years. Fibre cement is Class A fire rated, which is worth knowing in a valley with a real wildfire interface. Those numbers are worth reading not as a promise about your specific wall but as an indication of how the manufacturer treats the finish: as a separate, engineered part of the product, not as paint that happens to be on it.
Dark Colours Behave Differently on a South or West Wall
Dark colours are popular right now, and they can look very good. They also absorb more solar energy than light colours, which means the surface of a dark board on a west facing wall in July runs considerably hotter than a light board on the same wall.
Heat gain affects two things. It affects the finish, because higher surface temperatures accelerate the same UV and thermal breakdown described above, so a dark colour on the hottest elevation is working under the hardest conditions on the house. It also affects the board, because every cladding material moves with temperature, and more heat means more thermal cycling across the day and across the season. Fibre cement is dimensionally stable and moves less than wood, which is one reason it handles this climate well, but the movement is not zero and the fasteners and joints have to accommodate it.
None of this means you cannot use a dark colour. It means you should be deliberate about where it goes. Dark on the entry elevation with lighter body colour elsewhere, dark on a protected north or east wall, or dark reserved for trim, garage door, and accent areas gives you the look without putting the most demanding colour on the most demanding wall.
The Palette Has to Work as a System
Homeowners tend to choose a body colour first and then treat everything else as a detail. In practice the house reads as one object, and the pieces that are not siding make up more of the visible surface than people expect. A palette needs to account for all of it at once:
- Siding, including any secondary siding such as panel or shingle in gables
- Trim, including window and door surrounds, corners, and bands
- Soffit and fascia
- Gutters and downspouts
- Garage door, which is often the largest single flat surface on the front of the house
- Stone or masonry, which brings its own fixed range of tones
- Metal accents, cladding panels, railings, and flashings
Stone is the least forgiving element because you cannot adjust it later. Choose the stone first, pull the body and trim colours to work with the tones already in it, and check them together outdoors rather than one at a time. Metal accents are similar: the finish range is set by what the manufacturer offers, so it is easier to select siding around the metal than to hope a custom match appears.

Look at Colour on Site, in Real Light
A small chip held under kitchen lighting tells you almost nothing about how a colour will read on a wall. Colour changes with the intensity and angle of the light, with the size of the area it covers, and with whatever is reflecting onto it.
Get the largest samples you can, ideally full boards, and put them up on the actual house. Then look at them at three different times: morning, mid afternoon, and near sunset. Look on an overcast day as well, because the shoulder seasons here are grey and wet and the house has to look right then too. Move the sample from the south wall to the north wall and see how much it shifts. A grey that looks balanced at noon can go noticeably blue or green in flat evening light.
Pay attention to what is around the sample. Dry summer grass, mature evergreens, orchard, vineyard, exposed rock, and lake reflection all push colour in different directions. Your roof is a large fixed surface with its own undertone, and it is part of the palette whether you treat it as one or not. So are the neighbouring houses. A colour that is correct in isolation can look like a near miss if the house next door is a slightly different version of the same shade.
Guidelines and Resale Are Part of the Decision
Many newer Okanagan developments have architectural guidelines or strata rules that govern exterior colour, material, and sometimes the proportion of stone or accent material on the front elevation. Some require submission and approval before ordering. Check what applies to your property before you commit to a scheme, because it is a much easier conversation before the material is on the truck.
On resale, the durable approach is a restrained body colour with the interest carried in the trim and accents. A quiet body colour ages well, appeals to more buyers, and gives you room to change the front door, garage door, or accent panel later without redoing the whole house. A strong body colour commits the entire building to one decision, and it is the most expensive element to reverse.
Touch-Up and Long-Term Maintenance
This is where the difference between factory finished and site painted material shows up years later. A factory baked finish is maintained mainly by washing it: rinse off dust, pollen, and the film that builds up over a dry summer, and keep sprinklers from hitting the wall directly. Small damage is addressed with manufacturer touch-up on that specific spot.
A site painted wall is on a repaint cycle instead. UV exposed elevations will need attention sooner than shaded ones, which means either repainting the whole house early to keep it uniform or accepting that the elevations will not match. Over the life of the cladding, that difference in maintenance is usually larger than any difference in the original colour decision.
Keep records either way. Note the exact colour names and the manufacturer touch-up product used, and keep any leftover boards or trim from the install in a dry spot. Ten years from now that information is much harder to reconstruct than it is to write down today.
Making the Call
Take the time to look at real samples on your own walls, in your own light, next to your own stone and roof. Decide where the darker colours belong and where they will only work harder than they need to. Then check the guidelines that apply to your property before the order goes in.
