Comparing Exterior Cladding Materials for an Okanagan Home

Somewhere between the first quote and the final selection, most homeowners end up sitting at a kitchen table with six sample boards and a builder waiting on an answer. Every product has a brochure that says it is the right choice, which is not much help when you are trying to picture the whole house. What follows is a plain read on the materials we supply and install, including the drawbacks, because a comparison where everything wins is worth nothing.
The climate here does the sorting. Long dry summers with high UV, wet shoulder seasons, freeze-thaw cycling through the winter, and wildfire interface risk in much of the region. A material that performs well on the coast or on the prairies is not automatically the right answer on a hillside above Okanagan Lake.
Fibre Cement Is the Default for Good Reasons
Fibre cement, meaning James Hardie and Allura, is cement, sand, and cellulose fibre pressed into plank, panel, shingle, trim, and soffit. It is the most commonly specified cladding on new homes in this region, and the reasons are practical rather than fashionable.
It is dimensionally stable: fibre cement expands and contracts far less than wood as temperature and humidity swing, which keeps joints tight and paint intact through a freeze-thaw winter. It does not rot, insects have no interest in it, and it carries a Class A fire rating, which matters on an interface lot. James Hardie products sold into Canada use the HZ5 formulation, engineered for freeze-thaw climates rather than for the humid southern United States.
Finish is where the decision gets interesting. ColorPlus Technology is a factory-applied, baked-on finish, which means consistent colour, no field painting, and a coating cured in controlled conditions rather than sprayed onto a wall in August. Primed board painted on site gives you any colour you want, and a finish you maintain on your own schedule. James Hardie backs the substrate with a 30-year non-prorated warranty, with 15-year coverage on ColorPlus finishes and on HardieTrim.
The drawbacks worth knowing
It is heavy. Handling and cutting take real effort, the dust from cutting has to be controlled properly, and a board will snap if it is carried carelessly.
The bigger point is that fibre cement is a prescriptive product. Clearances, fastening, joint treatment, and flashing are all published, and installing it any other way voids the warranty and shortens the life of the wall. It is unforgiving of shortcuts, which is why we hold James Hardie certified installer status and why it is a fair question to ask any contractor bidding your work. Factory colour ranges are also fixed, and a ColorPlus board is touched up rather than repainted.
Engineered Wood Trades Some Stability for Workability
LP SmartSide, along with SmartPanel and SmartTrim, is wood fibre treated with resins and binders and finished with an overlay. It behaves more like lumber than fibre cement does, and that is both the appeal and the compromise.
It cuts and fastens like wood, which means cleaner detailing around awkward architecture and less dust. It takes impact well, so hail, a stray ball, or a ladder set down hard is less likely to leave a hole. It holds paint properly, which gives you a real repainting option in a colour you choose later. It is lighter than fibre cement, and it performs well through wide temperature swings, which matters in a valley that runs from high summer heat to well below freezing.
The honest limitation is that it remains a wood-based product. Cut ends and field edges need to be sealed the way the manufacturer specifies, every time, because that is where moisture gets in. Clearances to grade and roof surfaces matter. The finish is a maintenance item rather than a one-time decision, and it is combustible, so it is not the choice for an interface-exposed elevation.
Natural Wood Looks Like Nothing Else, and Asks for Something in Return
Cedar, Douglas fir, and redwood have a depth of grain and colour that no printed or embossed product fully matches. On a timber-frame home, a lake house, or a mountain-style elevation, real wood is often the only thing that reads correctly.
The commitment starts before installation. Boards should be back-primed and coated on all faces, with every cut end sealed as the crew works, because unsealed end grain wicks moisture for the life of the wall. Clearances to grade and to roof surfaces have to be held, and a ventilated cavity behind the cladding is not optional on a wood exterior here: it lets the assembly dry and keeps the back of the board off a wet surface.
After that, it is a maintenance relationship. Recoating cycles are shorter on the south and west elevations, where summer UV is punishing, and wood left too long between coats does not simply look tired, it starts losing material. Combustibility is the other consideration, and it is one reason many homes here use wood as a feature on protected elevations rather than as the whole exterior.
Woodgrain Metal Cladding Gets the Look Without the Upkeep
Woodgrain metal, in steel or aluminum, is a factory finish printed and textured to read as timber, and from any normal viewing distance it does. It is non-combustible, it does not rot, insects ignore it, and maintenance amounts to washing it occasionally.
It is a strong answer for a homeowner who wants the warmth of wood with no recoating cycle, particularly on high elevations and soffits that are hard to reach.
The trade-offs are specific. Metal dents, and a panel that takes a hit from a ladder or a mower-thrown rock is a replacement rather than a repair. Broad flat panels can show oil canning, a slight waviness inherent to flat sheet metal that low-angle light will find. Colour comes from a fixed factory range, so you are choosing from what is made rather than matching a paint chip. Up close, it reads as metal.
Stone and Masonry Are About Permanence and Texture
Natural stone, stone veneer, full-bed stone, brick, and CMU bring something no panel product does: real depth, real shadow, and a finish that does not age in the way a coating does. Stone is usually used as an accent, on columns, a foundation band, a chimney, or an entry feature, rather than over a whole house.
Weight is the reason. Masonry needs proper support and attachment, designed in rather than added at cladding stage. It also needs a functioning drainage plane and drainage cavity behind it. Stone that traps water against a wall does more damage than the feature was worth. Done correctly, it is the longest-lived surface on the building.
Stucco Rewards a Good Trade and Punishes a Bad One
Stucco gives a seamless surface with no joints or lap lines, colour that goes through the material rather than sitting on it, and a durable finish that suits a wide range of architectural styles.
It is also the least forgiving material on this list, because it is mixed and applied by hand. Poor workmanship shows up immediately as texture inconsistency, colour variation between batches, and cracking that follows the mistakes underneath. It depends completely on correct drainage behind the assembly and on control joints placed where the building will actually move. Where those details are handled properly, stucco lasts, and where they are not, the repairs are visible and awkward.
How to Actually Decide
Start with the questions that narrow the field rather than with the sample boards:
- How long you plan to own the home. A twenty-year hold justifies a different decision than a five-year one.
- Your appetite for maintenance. Be honest about whether you will recoat wood on schedule. If you will not, choose a material that does not need it.
- Fire considerations. If you are on an interface lot, non-combustible cladding on the exposed elevations is a serious conversation, not a formality.
- Architectural style. Board and batten, wide lap, panel, and stucco each carry a look, and fighting the design of the house rarely ends well.
- Strata bylaws, design guidelines, or neighbourhood architectural controls. Confirm what is permitted before you fall in love with a colour, because many Okanagan developments limit both material and palette.
Then accept that the answer is probably not one material. Most homes we finish here use two or three together: fibre cement over the main body, a woodgrain metal or real wood accent under the gables, stone at the base and the entry. That is not indecision. Mixing materials lets you put the low-maintenance product where access is hard and spend the effort where you will see it, and it gives a large elevation variation that a single cladding cannot.
Talk It Through Before the Order Goes In
The most expensive version of this decision is the one made from a brochure and revisited a few years later. Cladding is not a finish you swap out, so the time to weigh it properly is now, with the drawbacks on the table.
