What Changes When the Exterior Package Is Multi-Family

A custom home has one set of elevations, one lay-down area, one inspection, and one turnover package. A townhouse block has the same details as that custom home, repeated until they are either an asset or a liability. The work on the wall is not different. Everything around it is.
Repetition Is the Advantage, and It Cuts Both Ways
The reason multi-family exterior work can be done well and efficiently is repetition. A crew that has installed the same window head detail forty times is faster and more accurate on the forty-first. Layout becomes muscle memory, cut lists stabilize, and the takeoff gets tighter as the buildings go up.
That same repetition is what makes an error expensive. On a house, a wrong flashing lap or a missed clearance at the deck ledger is one occurrence, found on one inspection, corrected in an afternoon. On a multi-family site the same mistake is installed on every unit the crew touched before anyone looked closely, and by then the cladding is on and the scaffold has moved.
Nobody catches that from a set of drawings. It gets caught by looking at a completed assembly before the crew is allowed to reproduce it.
The First Building Sets the Standard
This is why mock-ups and first-unit reviews earn their cost back. Build one full assembly, or one complete elevation, and get everyone with an opinion in front of it while it is still open and cheap to change.
A first-unit review is worth doing formally, with the people who will have to live with the answer:
- The wall assembly from sheathing out, with barrier, strapping, insulation, and cladding visible in sequence
- Window and door perimeters, including sill pans, head flashing, and the order of the laps
- Penetrations, hose bibs, vents, and electrical, and how each one is flashed and sealed
- Transitions at grade, at decks and balconies, at roof to wall, and between cladding types
- Colour, texture, reveal, and joint layout, seen in daylight on the building rather than on a sample board
Once that assembly is signed off, it is the standard. Every crew member works to it, and anything that deviates gets raised rather than improvised.
Order the Whole Package at Once
Quantities on multi-family work are large enough that supply behaves differently. Fibre cement, engineered wood, metal cladding, soffit, trim, and stone all come from production runs, and material from two runs is not guaranteed to be an identical match. Factory-applied finishes are consistent within a batch, and colour and texture can shift slightly between batches. On one house you would probably never see it. On a row of buildings where one block was clad in the spring and the next in the fall, a shift shows up in the courtyard corner where the two meet in the same light.
Ordering the full package at once, in one release, avoids that conversation. It also protects the schedule. Lead times on cladding, custom trim, colour-matched metal, and stone are real, and a large order does not compress because framing moved faster than expected. Special-order colours, custom bends, and anything cut to length have to be committed early enough that they are not the reason a building sits wrapped.
The trade-off is that ordering everything at once means storing everything at once. That is a site logistics problem, not a purchasing one, and it has to be planned as one decision.
Material Has to Land Somewhere
On a custom home, the driveway takes the delivery and that is the end of the discussion. On a tight multi-family site, lay-down area is contested space, and the exterior package is bulky, heavy, and easily damaged.
Work out where material goes before the first truck arrives. Stacked flat on level bearers, off the ground, protected from rain and from sprinklers, and located so it does not have to be moved twice. Every rehandle costs labour and adds damage, and a factory finish shows every scuff it collects. Through an Okanagan summer, dark finishes in full sun get hot enough to mark easily and to bow if a bundle heats on one face, so shade and cover are not optional.
Delivery access matters as much as storage. A boom truck needs somewhere to set up, and if the only route to the back buildings closes when paving or landscaping starts, material for those buildings has to be in place first.
Crew Size Is Not the Same as Capacity
The instinct on a large project is to ask how many people a contractor can put on site. The better question is how they scale without diluting supervision. Twenty installers working to an unclear standard produce twenty interpretations of the same detail, and the variation shows on a long elevation in raking light.
What holds quality across a larger crew is unglamorous: a signed-off first assembly, written layout standards, story poles and consistent reveal control, one person responsible for the detail on each building, and a lead walking the work rather than installing full time. Phasing helps too. Working building by building, or elevation by elevation across a block, keeps supervision within reach and lets buildings be finished rather than left partially clad across the site.
Adding people from an existing trained crew is not the same as adding people to reach a number. On repeated work, the second approach shows up in the finish.
Access and Scaffold Sequence Across Multiple Buildings
Scaffold and access planning is where multi-family schedules are won or lost. Scaffold has to be up when the crew arrives, configured for the work being done, and struck in an order that does not trap another trade or block the route to the next building.
Getting the sequence wrong is hard to recover. Scaffold erected before the wall is ready sits idle and blocks the elevation. Scaffold struck too early means bringing it back for a strip of cladding, a piece of trim, or a gutter run left behind. Buildings positioned so one is unreachable until another is complete need to be identified at planning, not when a lift will not fit between them.
Documentation Is a Job of Its Own
On a single-family project, concealed-work photos fit comfortably on a phone. On a multi-family project, photographing the water-resistive barrier, the flashings, the strapping, the insulation, and the penetrations across dozens of units produces records that will not survive in a camera roll. Somebody will ask for the sill pan on a specific unit long after it is covered, and finding it has to take minutes.
That means a system agreed at the start: a naming convention by building, unit, and elevation, a defined list of what gets photographed at each stage, one person accountable for capture, and storage the general contractor and the consultant can reach. Envelope consultants, building officials, and warranty providers draw on the same record, and a complete one prevents opening finished work to prove something was done correctly.
Buildings at Different Stages at the Same Time
Multi-family projects rarely move as one unit. One building is being framed while another is wrapped and a third is ready for cladding, and the exterior crew is moving between them around window installation, decks, balcony membranes, roofing, and mechanical penetrations.
The coordination load is continuous rather than one-time. Being ready to move, and being told early enough to move, is most of the job. The crews that cause the least trouble on a large site hold their sequence, flag conflicts before they become rework, and leave a building genuinely complete when they step off it.
Deficiency management follows the same logic. Walking each unit as it completes, with the crew still on site and the access still up, catches items while they are cheap. Holding everything for one large list at the end produces a list that is long, mixed with other trades, and expensive because the scaffold is gone and the landscaping is in.
Step Code and Envelope Requirements Apply at Every Building
Airtightness and envelope performance targets under BC Energy Step Code levels 3, 4, and 5 do not become more forgiving at scale. Air barrier continuity, insulation continuity through cladding attachment, and window and penetration detailing have to be executed the same way on the last unit as on the first, and each building is inspected on its own.
Requirements vary by municipality, and a project in Kelowna, Vernon, or Salmon Arm may be reviewed differently than one next door. Confirm what applies for the specific project at the start, and build the first assembly to that standard rather than adjusting after an inspection.
The Same Trade, a Different Kind of Plan
The exterior details on a multi-family building are the details a good crew already knows. What changes is that they have to be executed identically many times, documented as they are covered, and delivered on a site where access, storage, and the trade schedule are all constrained.
Turnover reflects that too. Warranty documentation means product warranties, colour and batch records, maintenance information, and concealed-work records organized by building and unit, in a form the owner or strata can use later. Assembling that at the end of the job is far harder than collecting it as the work proceeds.
